Cleaning for tenants moving out and landlords preparing a property to let. Carpets, upholstery and hard floors done to a printed checklist, worked through from top to bottom, which you keep at the end.
An end of tenancy clean is different from an ordinary one, because somebody is going to walk in afterwards with a checklist of their own and decide whether it passes. For a tenant that decision is the deposit. For a landlord it is how quickly the property can be re-let.
So this job is done to a list, not by eye.
Before we start, we print a checklist of everything the job covers. We work through it from top to bottom, in order, ticking each item off as it is completed. Nothing is skipped and nothing is left to memory.
At the end, the completed list is yours. If a letting agent asks what was cleaned, you have it in writing rather than having to argue from memory.
Tenants get the carpets and floors cleaned properly before the check-out inspection, and a completed checklist to hand over with the keys.
Landlords and letting agents get a changeover clean scheduled around the check-out and check-in dates, so a property is not sitting empty waiting on a cleaner.
Shane does the work himself, so the person who quotes your job is the person who turns up to do it. He explains what he is going to do before he starts, and cleans up after himself when he is finished.

We cannot promise what a letting agent will decide, because that depends on the whole property and the state it was let in. What we can do is clean the carpets, upholstery and floors properly and give you a completed checklist showing what was done, which is the part of it you can control.
It is best cleaned once the furniture and belongings are out, so floors can be done wall to wall with nothing left behind. If that is not possible, tell us when you book and we will work around what is there.
With a low-moisture clean, carpets can be dry in as little as 30 minutes. After a full hot water extraction clean it is a few hours, depending on the level of soiling — useful to know when a check-out inspection is booked for the same day.
Yes, both. For landlords and letting agents it is usually a changeover between tenancies, and it can be scheduled around the check-out and check-in dates.
