An end of tenancy clean is different from an ordinary one, because somebody is going to walk in afterwards with a checklist of their own and decide whether it passes. For a tenant that decision is the deposit. For a landlord it is how quickly the property can be re-let.

Before we start, we print a checklist of everything the job covers. We work through it from top to bottom, in order, ticking each item off as it is completed. Nothing is skipped and nothing is left to memory.

At the end, the completed list is yours. If a letting agent asks what was cleaned, you have it in writing rather than having to argue from memory.

What is the checklist?

A printed list of everything the job covers. We work through it methodically from top to bottom, tick each item off as it is done, and leave the completed list with you. It means nothing gets missed, and you have something in writing showing exactly what was cleaned.

Will this get my deposit back?

We cannot promise what a letting agent will decide, because that depends on the whole property and the state it was let in. What we can do is clean the carpets, upholstery and floors properly and give you a completed checklist showing what was done, which is the part of it you can control.

Should the property be empty first?

It is best cleaned once the furniture and belongings are out, so floors can be done wall to wall with nothing left behind. If that is not possible, tell us when you book and we will work around what is there.

How soon can carpets be walked on?

With a low-moisture clean, carpets can be dry in as little as 30 minutes. After a full hot water extraction clean it is a few hours, depending on the level of soiling — useful to know when a check-out inspection is booked for the same day.

Do you work for landlords and agents as well as tenants?

Yes, both. For landlords and letting agents it is usually a changeover between tenancies, and it can be scheduled around the check-out and check-in dates.

What does it cost?

End of tenancy cleaning is priced individually, on the size of the property and what needs doing. The quote is free and there is no obligation.
